5 Signs You Need a New Roof

When to replace your asphalt roof? It’s not a common question we ask ourselves because the only time to replace a roof is when it’s leaking, but I am to tell you that’s not true. I’ve laid out six ways you can tell it’s time to replace your roof before it’s too late. Early spring is probably the best time to replace your roof in Arizona before the monsoon season from June to September starts. “Early bird gets the worm,” or in this case, “the early homeowner gets to stay dry.”

Granule Loss

Granules add a layer of protection from the sun and water, so depending on the loss level, you may need to replace the roof entirely or repair it. The best way to find out, if you are concerned, is to get a roof inspection. Look for; an excessive amount of granules in the gutters and weathered shingles, as it appears in this image. 

Shingles Curling and Buckling

Curling shingles have turned up edges, and buckled shingles appear as they are being pushed upward from beneath. Moisture is the most common cause of buckling and curling shingles. Water can then get below the surface of the shingle and cause a great deal of damage. Not enough ventilation in the attic can cause this. Flashing

Flashing is essential because it seals the seams of the roof from rain and weather. Improper installation and ventilation can lead to exposed flashing that needs to be tacked down and sealed. Cracks and breaks in flashing can cause leaks and lead to a complete roof replacement. Consider a metal flashing system for added durability.

Interior Damage

You may not notice until water is leaking through, but a roof leak left undetected can add up to considerable interior damage in some cases. Check your attic, look for beams of light coming through the top of the house or stains and streaks.

Hail and Storm Damage

There are a couple of ways to detect hail and storm damage. Missing shingles are the first sign. Then we have hail damage, which causes indents in the shingles. An easy way to detect hail damage is by looking at your flashing to see if there are indents in the metal. If you detect any of these signs, you may be eligible to send in an insurance claim.
